Sell your land or lot

Sell your land to the builder who will build on it.

We buy vacant lots, acreage, infill and subdividable parcels across Union County, Gaston County and the Charlotte region. Because we are the builder, we price your land by what can be built on it, not by a percentage off tax value.

Short answer: send the parcel ID or address. We check zoning, sewer or septic, water, road access, flood zones and wetlands, then send a written offer that shows how we got there. No fees, no obligation, you choose the closing date.

What we buy

Land where new homes make sense, and some where they are harder.

01

Buildable lots

Single lots in subdivisions or along existing roads, from about a quarter acre up. Vacant, wooded or with an old house to tear down.

02

Acreage, 1 to 50 acres

Tracts that could hold a few homes or a small subdivision. Pasture, timber, family land, road frontage or not.

03

Infill parcels

Odd-shaped or oversized lots inside towns and older neighborhoods where a new home or two fits.

04

Subdividable parcels

Land that can be split under the local zoning. We do the sketch plan math so you can see why it matters.

05

Teardowns and as-is houses

Tired houses on good lots, inherited houses, rentals with tenants. We renovate or rebuild.

06

Problem land

Back taxes, heirs, no recent survey, unclear access, old septic, partial floodplain. Priced honestly, not ignored.

Self-check

Is your land buildable? A two minute screen.

Builders look at the same handful of things on every parcel. Tick what you already know. It is a rough guide, and the open items are exactly what we check for free before we offer.

Want the long version? Read what makes a lot buildable in Union County and septic and soil evaluations for NC land sellers.

Quick buildability checkTick what you know is true. Unsure? Leave it blank.

Tick a few boxes to see where your property stands.

This is a rough screen, not a determination. County environmental health, planning and the utility make the official calls, and we check them for you before making an offer.

How we price land

The builder residual method, in plain English.

Every land offer we make starts at the end and works backward:

  1. What could be built. How many homes the zoning, lot size rules, sewer or septic, and access allow, and what kind of homes fit the area.
  2. What those homes would sell for. Based on recent sales of comparable new and renovated homes nearby.
  3. What it costs to get there. Construction, clearing and grading, driveways or roads, water and sewer taps or septic systems, wells, surveys, permits and impact or capacity fees, financing, and selling costs.
  4. A builder margin. The return that makes the risk worth taking.

What is left is the land value. A parcel that can hold three homes on public sewer is worth very different money than a parcel that can hold one home on an engineered septic system, even if they are the same size. That is why we ask about utilities and access, and why we do the homework before we give you a number.

Our promise on the numbers: we will walk you through the assumptions in your offer. If you think a number is wrong, tell us. If listing with an agent would clearly net you more, we will tell you that too.

What affects a land offer most

FactorWhy it mattersWhere we check it
Sewer vs septicPublic sewer usually allows smaller lots and more homes. Septic needs suitable soil and space for the system and a repair area.Union County Water, city utilities (Monroe, Gastonia Two Rivers, Belmont, Mount Holly), county environmental health
Zoning and lot rulesMinimum lot size, frontage and setbacks decide how many homes fit and whether you can subdivide.Town or county planning departments and GIS zoning layers
Road accessFrontage on a public road is simplest. Private roads and easements add cost and legal review.Recorded plats, deeds, NCDOT road maintenance status
Flood zone and wetlandsShrink the buildable area and may require permits or elevation.NC Flood Risk Information System, National Wetlands Inventory
TopographySteep slopes and rock raise grading and foundation cost.County GIS contours and a site visit
TitleHeirs, missing owners, old liens or unpaid taxes add time, not always a deal breaker.Closing attorney title search

Situations we handle often

  • Inherited land with several heirs, including when the estate is still open.
  • Land with back taxes. Taxes and interest are paid from the proceeds at closing.
  • Land in present-use value farm deferment, where rollback taxes come due on sale.
  • Out-of-state owners. Closings can be done by mail with a notary.
  • Keeping your house and selling the back acreage as a recorded split.

Land seller questions

Do you buy land that failed a perc test?

Often, yes. In North Carolina the county does a soil and site evaluation rather than a classic perc test, and a denial for one system type does not always rule out others, such as an engineered or pump system. We price the land for what it can support, which may be fewer homes or a different use.

Do you buy landlocked land?

Yes, at a price that reflects the access problem. Sometimes a neighbor will sell an easement, a recorded easement already exists, or the parcel is worth combining with an adjoining tract. We research access before we make an offer.

Do you buy land with wetlands or a flood zone?

Yes, if there is a usable area. Wetlands and Special Flood Hazard Areas reduce the buildable footprint and can require permits, so they affect value. We map them with FEMA and U.S. Fish and Wildlife data before we talk numbers.

What size land do you buy?

Mostly lots from about a quarter acre up to tracts of roughly 50 acres. Larger tracts are fine to send. We will tell you quickly if they fit.

Do I need a survey before selling?

No. We work from county GIS and recorded plats to make an offer. If a survey is needed for closing or a subdivision, we usually order and pay for it.

Can you buy land in present-use value (farm) tax status?

Yes. When land leaves North Carolina's present-use value program, the deferred taxes for the preceding three fiscal years, plus interest, generally become due (G.S. 105-277.4). A sale alone does not always trigger this if the new owner qualifies and continues the use. We account for that in the offer and the attorney handles it at closing.

Will you buy part of my land?

Often. If you want to keep your house and sell the back acreage, or keep a few acres, we can look at a recorded split. Splits must meet the local subdivision and zoning rules, which we check.
