How it works

How selling to us works, step by step.

No surprises, no pressure and no fees. Here is exactly what happens from your first message to the day you are paid.

Short answer: send the address or parcel ID, we research it at our cost, you get a written offer with the math, and a licensed closing attorney closes on the date you choose.

What are you selling?

By sending this you agree to be contacted about your property by phone, text or email. We never sell your information. Privacy

  1. Tell us about the property

Use the form, call or text 704-980-0444. The address or parcel ID is enough to start. Helpful extras: acreage, how you came to own it, who else is on the deed, tax status, access, any septic or survey paperwork, and your ideal timing.

  2. We research it at our cost

We pull the parcel from county GIS, read the deed and recorded plats, check zoning and lot rules with the town or county, look up water and sewer availability, septic history, FEMA flood zones, mapped wetlands, road maintenance status and recent sales. For land we sketch how many homes could fit.

  3. We walk the property (if needed)

For houses we walk through with you. For land we may walk the lines or meet you on site. No cleaning or clearing needed.

  4. You get a written offer

The price, what it is based on, what we pay at closing, any conditions such as a soil evaluation, and the closing timeline. Ask questions, involve family, take your time.

  5. Contract and due diligence

If you accept, we sign a standard purchase contract. A closing attorney opens title. For some land we use a short due diligence period to confirm septic or utility details. We tell you upfront if we need it.

  6. Closing

A licensed closing attorney prepares the deed, pays off any mortgage, liens or taxes from the proceeds, and disburses your funds. Out-of-state sellers can usually sign by mail with a notary.

Before you call

What helps us give you a sharper offer

  • Parcel ID or PIN from the county tax bill or GIS
  • Names of everyone on the deed, and whether any owner has passed away
  • Any survey, plat, septic Improvement Permit or soil report you have
  • Whether property taxes are current, and any present-use value (farm) status
  • Known access arrangements, easements or shared driveways
  • Your timing and anything you want to keep, like a house or a few acres

Do not have any of that? That is fine. Most sellers start with just an address.

Process questions

Will you ask me to sign anything before I get an offer?

No. The offer is free and there is nothing to sign until you decide to accept it.

What is a due diligence period?

It is a short window in the contract where the buyer confirms things like septic suitability or utility access. In North Carolina's standard contract it is a negotiated period. We keep it short and tell you exactly what we are checking.

Who chooses the closing attorney?

In North Carolina the buyer usually selects the closing attorney, and the attorney works for the transaction. You are always welcome to hire your own attorney to review the documents.

What if title problems come up?

The attorney will tell us what is needed, such as a missing heir's signature or an old lien release. Many of these are fixable. We work through them with you rather than walking away at the first problem.

Free, no obligation

Get a no-obligation offer

Tell us about the property. A local team member, not a call center, follows up directly. No fees, no pressure.

  • We are the end buyer, so the company that signs is the company that closes
  • No commissions, no repairs, no cleanup
  • A North Carolina or South Carolina closing attorney handles the closing
  • You choose the closing date
