Why sell to a builder
The buyer who builds on it can usually pay more for it.
Most companies that mail you offers are investors who resell your contract. We are the end user. Because we build on the land ourselves, we can see value other buyers miss and we do not need a second buyer's margin baked in.
We are the end buyer
No contract assignment. The company that signs your contract closes it, then builds or renovates. You will not be handed off to a stranger.
Builder residual pricing
Your offer starts from what homes on your land could sell for, not a discount off a tax value. We show you the math.
Local, specific diligence
We check Union County Water, county septic, town zoning, FEMA flood maps and road access ourselves before we make an offer.

What we look for
Buildable land first. Houses too.
Our priority is land where new homes make sense: lots from about a quarter acre, acreage up to about 50 acres, infill parcels and land that can be subdivided. We also buy houses as-is to renovate.
Buildable lots
Single lots in subdivisions or along existing roads, from about a quarter acre up. Vacant, wooded or with an old house to tear down.
Acreage, 1 to 50 acres
Tracts that could hold a few homes or a small subdivision. Pasture, timber, family land, road frontage or not.
Infill parcels
Odd-shaped or oversized lots inside towns and older neighborhoods where a new home or two fits.
Subdividable parcels
Land that can be split under the local zoning. We do the sketch plan math so you can see why it matters.
Teardowns and as-is houses
Tired houses on good lots, inherited houses, rentals with tenants. We renovate or rebuild.
Problem land
Back taxes, heirs, no recent survey, unclear access, old septic, partial floodplain. Priced honestly, not ignored.
Run the numbers
See what you would net, before you talk to anyone.
Listing land is not free. Commissions, the NC excise tax of $1 per $500 of price, months of property tax while it sits, and prep costs like a survey or soil evaluation all come out of your check. Plug in your own numbers and compare.
- Uses the real North Carolina excise tax rule from G.S. 105-228.30
- No sign-up, nothing saved or sent
- If listing nets you more, list it. We will say so too.
*Assumes the buyer pays the seller's closing costs and excise tax, which Forma can do and writes into the offer. Mortgage or tax payoffs come out of either sale equally, so they are left out. This is an estimate, not tax or legal advice.
How it works
Four steps. No pressure at any of them.
Send the address or parcel ID
Online form, call or text. Tell us what you know: acreage, access, heirs, taxes, tenants. Partial info is fine.
We do the homework at our cost
Zoning, utilities, septic history, flood and wetland maps, road access, comparable sales and what could be built.
Written offer with the math
A clear number, what it is based on, what we pay at closing, and what you will net. Ask us anything.
Close with an attorney on your date
A licensed North Carolina or South Carolina closing attorney handles title, payoffs and the deed. Funds are paid at closing.
Where we buy

Questions landowners ask first
Who buys land for cash in Union County and Gaston County, NC?
They Buy Land, run by Forma Home Builders, buys land, lots and as-is houses directly from owners in Union County (Waxhaw, Weddington, Monroe, Indian Trail, Marshville, Peachland) and Gaston County (Gastonia, Belmont, Mount Holly, Dallas, Stanley, Cramerton), plus Charlotte, Mooresville and York County, SC. We are a home builder, so we buy land to build on ourselves. Call or text 704-980-0444.
Do I pay any fees or commissions?
No. There is no commission and no fee to get an offer. Forma can pay the seller's closing costs, and that is written into the offer so you know what you will net before you sign.
How do you decide what to offer for land?
We work backward from what the land can become. We estimate what homes on the property would sell for, subtract construction, site work, permits, utility and septic costs, financing and selling costs, and a builder margin. What is left is what the land is worth to a builder, and we show you that math.
Is my land worth more listed with an agent?
Sometimes, yes, and we will tell you when. A clean, buildable lot with sewer in a hot area can sell well on the market. Land with septic, access, title or tax issues often sits. Use the calculator on this page to compare, then decide.
Are you a wholesaler?
No. We are the end buyer. We do not assign your contract to another investor. The company that signs your contract is the company that closes and then builds or renovates.
How fast can you close?
You pick the date. Most of the time is title work, which the closing attorney controls. Simple, single-owner parcels move fastest. Estates with several heirs take longer, and we are happy to wait.
