Sell your lot or teardown in CharlotteInfill is what we build.
Our office is in uptown Charlotte, and we buy infill lots, teardowns and the occasional larger parcel across Charlotte and Mecklenburg County, including Matthews, Mint Hill, Huntersville and Pineville. Deals here are harder to find and land is pricier, so we focus on lots where a new home clearly makes sense.
Short answer: in Charlotte, the city's Unified Development Ordinance, Charlotte Water service and tree and stormwater rules shape what can be built on a lot. We read those for your parcel and make a written, no-fee offer based on what a new home there would be worth.

The Charlotte UDO
Charlotte's Unified Development Ordinance (UDO) took effect in June 2023. It replaced the old zoning code, and in many neighborhood districts it allows duplexes and triplexes on lots where single-family homes once were the only option, subject to lot and design standards. That can change what a lot is worth to a builder. We check your parcel's district and the standards that apply before we price it.
Records and utilities
Parcel ownership, zoning and floodplain for Mecklenburg County are on Polaris 3G. Most of Charlotte is served by Charlotte Water. In towns like Matthews, Mint Hill and Huntersville, each town's zoning applies, so we confirm which rules govern your parcel.

How we price land in Charlotte
We use the builder residual method: what new homes on the property would sell for, minus construction, site work, utilities or septic, permits, financing and selling costs, and a builder margin. You see the assumptions in writing. More on how we price land.

Charlotte land questions
Does the UDO make my Charlotte lot worth more?
It can, if your district and lot size allow more than one unit. It depends on the specific standards. We check and explain.
Do you buy teardowns in Charlotte?
Yes. A tired house on a good lot is one of our best fits.
Why are Charlotte deals harder?
Land prices are higher and competition is strong, so we focus on lots where the numbers clearly work. Send it anyway. We answer quickly.
