Sell your house as-is
Sell your house as-is, to a local builder.
Inherited, outdated, damaged, rented or simply more than you want to deal with. Forma buys houses in any condition across Union County, Gaston County and the Charlotte area, then renovates or rebuilds them.
Short answer: no repairs, no showings, no commissions. We make a written as-is offer, can pay your closing costs, and close with a licensed closing attorney on the date you choose.

Who we help
Every situation is a little different.
Inherited a house
Sell without clearing it out, fixing it up, or coordinating contractors from out of state.
Major repairs
Foundation, roof, water damage or a full gut. We price the work so you do not do it.
Tired landlord
Sell with tenants in place. No turnovers, no vacancy, no new lease.
Behind on payments
Talk to us early. A sale can pay off the loan before a foreclosure sale date.
Divorce or split ownership
One clear written offer that every owner can review with their attorney.
House on a big lot
If the land can hold more homes, we pay for that potential instead of ignoring it.
How we price a house
You see the math.
For a house we plan to renovate, we start with recent sales of comparable renovated homes nearby, then subtract our repair estimate, closing and holding costs, and a margin. If the house is beyond saving, or the lot is worth more as a new home site, we price it as a lot using the same builder method we use for land.
Either way, the numbers are written down and explained. There is no obligation, and you are welcome to have your own agent or attorney review the offer.
What closing looks like
- A licensed North Carolina closing attorney (or South Carolina attorney for York and Lancaster counties) runs title and the closing.
- Your mortgage, liens and any past-due taxes are paid from the proceeds at closing.
- You choose the date. Need time to move? We can build that into the contract.

House seller questions
Do you buy houses that need major repairs?
Yes. Roof, foundation, mold, fire damage, or just dated. We renovate or rebuild, so we price the work into the offer and you do not fix anything.
Can I leave furniture and belongings?
Yes. Take what you want and leave the rest. We handle the cleanout after closing.
Do you buy houses with tenants?
Yes, including problem leases. We buy subject to the existing lease and handle the tenant relationship after closing, following North Carolina landlord-tenant law.
What if there are liens or code violations?
We can usually still buy. Mortgages, liens and taxes are paid from the proceeds by the closing attorney. Code violations are factored into the price.
How is a house offer calculated?
We look at recent sales of renovated homes nearby, subtract our estimated repairs, closing and holding costs, and a margin. If the house is a teardown, we price it as a lot. You see the breakdown.
What about a house on a big lot?
Those are some of our favorite properties. If the land can hold more than one home, that changes the value, and we will price it that way.
