Union County, NC
Sell your land anywhere in Union CountyFrom Waxhaw to Peachland.
Union County is our home market for new construction. We buy in every part of it: the fast growing western towns of Waxhaw, Weddington, Marvin and Wesley Chapel, Monroe and Indian Trail in the middle, and the more rural east around Wingate, Marshville and Peachland.
Short answer: in Union County, the biggest drivers of land value are sewer access and capacity through Union County Water or the City of Monroe, septic suitability through Union County Environmental Health, and the zoning of the town or county that controls the parcel. We check all three before we offer.

Western vs eastern Union County
In the western part of the county, near the Mecklenburg line, demand for new homes is strong and the constraint is usually utilities and zoning. In the eastern part, around Wingate, Marshville and Peachland, land is more rural, tracts are larger, and many are in agricultural use. Those tracts may be enrolled in present-use value taxation, which affects closing math because deferred taxes can come due when the use changes (G.S. 105-277.4). We buy in both, and we price each based on what can realistically be built.
How Union County septic permitting works
Where sewer is not available, Union County Environmental Health runs the on-site wastewater program. According to the Union County Environmental Health septic program page, the steps are an application for a soil and site evaluation, an evaluation by an Environmental Health Specialist or Licensed Soil Scientist (the owner arranges a backhoe and operator), then an Improvement Permit and a Construction Authorization. The Construction Authorization is required to install the system and to get a building permit. North Carolina also allows private options, such as an engineered option permit or an Authorized On-Site Wastewater Evaluator, under state law administered with the NC On-Site Water Protection Branch.
Union County Water capacity
Union County Water operates several water reclamation facilities, with Twelve Mile Creek as the primary plant. It publishes the percentage of each plant's permitted flow that is used or obligated, updated monthly, on its Union County Water wastewater capacity page. For a specific parcel, Union County Water asks for the address or parcel ID and the type of service needed. We make that inquiry for you when it matters to the price.

How we price land in Union County
We use the builder residual method: what new homes on the property would sell for, minus construction, site work, utilities or septic, permits, financing and selling costs, and a builder margin. You see the assumptions in writing. More on how we price land.
